What Warranty Does Godrej Offer on Construction Quality?

If you are buying a flat from Godrej Properties, the direct answer is that you get a strict 5-year warranty on construction quality. Because Godrej operates under the strict guidelines of the Real Estate Regulation and Development Act (RERA) of 2016, they are legally bound to fix any structural defects or poor workmanship for five full years after handing over the house keys to you. You do not have to pay a single rupee from your pocket to fix bad builder construction during this period.

Here is a clear look at how this 5-year warranty works and exactly what it covers.

The 5-Year Defect Liability Period (DLP)

In the past, builders used to run away the moment they handed over the flat, leaving buyers to pay for cracked walls and leaky roofs. Today, the law completely protects you.

Under Section 14(3) of RERA, Godrej must provide a Defect Liability Period (DLP) for exactly 60 months (5 years) starting from your official possession date. This rule applies to your individual flat as well as the common areas of the township, such as the clubhouse, basement parking, and corridors.

What Exactly is Covered?

The 5-year warranty covers any problem that happens because the builder used bad materials or poor labor. If you notice any of these issues, Godrej is legally responsible to fix them:

Structural Flaws: Deep cracks in the concrete foundation, pillars, beams, or the main roof slab.

Water Leakage: Damp patches on the ceiling, water seeping through bathroom walls, or leaking balconies.

Bad Workmanship: Uneven floor tiles, peeling exterior paint, or badly fitted doors and windows.

Service Faults: Faulty internal plumbing lines or completely defective electrical wiring hidden inside the walls.

The Strict 30-Day Repair Rule

If you find a crack in your wall three years after moving in, you simply have to send a formal written notice or email to the Godrej facility management team.

The law states that the builder must inspect the problem and completely fix it within 30 days of receiving your complaint. They have to bring their own labor and buy their own cement. If the builder refuses to fix it or takes too long, you can easily file a case with the RERA authority, and the builder will be forced to pay you heavy financial compensation.

What is NOT Covered in the Warranty?

It is important to know that the builder is not responsible for everything that breaks inside your house. The 5-year warranty will not help you if:

Normal Wear and Tear: You cannot ask the builder to repaint your living room after four years just because the wall color looks slightly faded.

Your Own Customizations: If you hire a private plumber to break the bathroom tiles to fit a fancy imported bathtub and a pipe starts leaking later, the warranty is immediately canceled for that bathroom.

Appliance Breakdowns: Items like geysers, kitchen chimneys, or air conditioners provided by the builder are covered by their original brand warranties (like Samsung or LG), not by the 5-year structural warranty.

This strict 5-year RERA protection is one of the biggest reasons why investing in a massive Tier-1 builder like Godrej is much safer than buying from small, unregulated local developers.
