If you booked a flat at Godrej Bannerghatta and suddenly need to cancel it because of a job change or a bank loan rejection, the direct answer is that you can easily get a refund. However, how much money you get back depends on exactly when you decide to walk away. Thanks to strict 2026 RERA rules, builders can no longer keep your entire token amount just because you changed your mind.

Here is a clear breakdown of how the refund works and the amount the builder is legally allowed to cut.

Cancelling Before Signing the Agreement


When you first book a flat, you usually pay a small token amount of Rs. 1 Lakh to Rs. 5 Lakhs.

If you decide to cancel the booking before you sign the thick property agreement, your money is very safe.

  • The Small Deduction: Under RERA rules, if you cancel at this early stage without any fault of the builder, they are only allowed to deduct a very small fee. This is usually just 2 percent of the token money you paid.
  • The Refund Time: Once you give a written cancellation request, Godrej must process and return your remaining cash to your bank account within 45 days.

Cancelling After Signing the Final Agreement


If you have already paid the heavy 10 percent down payment and signed the official property agreement, cancelling the flat becomes a very expensive choice.

At this stage, you have officially locked the flat in your name. If you break the contract now, the builder has the right to charge a heavy penalty. The exact penalty percentage will be clearly printed in your agreement. Builders usually deduct anywhere from 2 percent to 10 percent of the total flat cost. Also, you will lose any GST tax money you already paid to the government.

Full Refund If the Builder Makes a Mistake


The rules change completely if you are cancelling because Godrej made a big mistake.

If the builder misses the final delivery date printed on their RERA certificate, or if they change the size of your flat without asking you, you do not have to pay any cancellation penalty.

  • You have the absolute right to leave the project.
  • RERA rules force the builder to refund 100 percent of every single rupee you paid them.
  • They must also pay you extra monthly interest to cover the time they kept your cash.

The Simple Cancellation Process


Cancelling a booking with a large corporate builder takes time. You cannot just call the sales agent on the phone and ask for your money back.

  • Send a Formal Email: You must send an official email to the Godrej customer care team stating your clear reason for cancelling. Do not rely on WhatsApp chats with your sales agent.
  • Sign the Papers: If you already signed a sale agreement earlier, you will have to physically visit the Godrej office to sign a legal cancellation paper. This removes your name from the flat.
  • Wait for the Cheque: After the paperwork is done, the accounts team usually takes 45 to 90 days to send the refund to your bank account.

If the builder refuses to refund your money or tries to cut a huge unfair amount, do not argue with the local staff. Simply log into the Karnataka RERA website and file a direct online complaint. The RERA court will force the builder to release your money according to the exact government rules.
