Godrej Vanantara maintenance charges are set at ₹70 per sq. ft. per year. This is collected as the first-year advance Common Area Maintenance (CAM) at the time of possession. After the first year, residents pay a monthly fee of around ₹5–₹6 per sq. ft. It is based on the apartment size and actual operational costs. 5. How CAM Rates Are Revised
The monthly CAM rate at Godrej Vanantara is not fixed permanently. Godrej Properties sets the initial rate at possession. This covers the cost of running an 18-tower, 36-acre township from day one. Once enough residents move in, the Residents' Welfare Association (RWA) takes over. After that, the RWA reviews rates every year. Residents get a written notice before any change takes effect.
Rates typically rise 5 to 10% each year. This increase covers rising labour costs, utility tariff hikes, and general repairs. A 70,000 sq. ft. clubhouse and a 4-acre private forest require significant year-round upkeep. For context, a 3 BHK owner paying ₹9,000 per month in Year 2 may pay ₹9,450 to ₹9,900 by Year 3.
If you miss a CAM payment, the society can levy a late penalty. Continued non-payment may restrict your access to shared amenities like the clubhouse and pool. The RWA has the authority to enforce this under the Karnataka apartment ownership laws.
