Godrej's upcoming projects in Mumbai for 2026 are part of a major growth phase. The developer recorded its highest-ever annual booking value in the Mumbai Metropolitan Region (MMR) for the fiscal year ending March 2026 – ₹10,313 crore. This growth is backed by a strong pipeline of 18 new projects. Their combined estimated booking potential is ₹42,100 crore, more than double the previous year's targets.
The 2026 plan focuses on areas with new transport links that are increasing property demand. Travel time has reduced by about 40% after projects like Mumbai Coastal Road Phase 2, Atal Setu (MTHL), and Metro Line 4. These routes have also supported up to 23% price growth in areas such as Worli, Kandivali, and Vikhroli East.
In response, Godrej has launched MahaRERA-approved projects like Godrej Trilogy in Worli and Godrej Reserve in Kandivali. The company is also working on redevelopment projects in Bandra West and Mahalaxmi. The focus is on ultra-luxury Jodi apartments and sustainable homes aligned with the 2026 market demand.
