Can You Customize Apartments?

If you are buying a new under-construction flat from a top builder like Godrej, the direct answer is that you cannot make any major structural changes. You cannot break a wall to make a room bigger, and you cannot change the size of the windows. However, if you book the flat very early during the 2026 pre-launch phase, many builders will allow you to do minor interior customizations like choosing a different floor tile color or adding extra plug points before the final handover.

Here is a clear look at what builders actually allow you to change and what is strictly banned inside a large new apartment project.

What You Cannot Change (Strict Rules)

Large Tier-1 builders manage massive 30-acre townships with thousands of flats. Because of this huge scale, they have to follow a very strict master plan approved by the government.

  • No Wall Breaking: You cannot break any internal partition walls to join two bedrooms together. Top builders cast the concrete walls using special fast technology, so breaking them damages the overall safety of the tower.
  • No Bathroom Shifting: You cannot move a bathroom to a different corner of the house. The main water supply pipes and drainage lines are fixed in a straight line for the whole building. Moving them will cause massive water leaks for the family living below you.
  • No Outside Changes: To keep the outside of the building looking beautiful and identical, you cannot change the balcony design, the outside paint color, or add your own heavy safety grills without the society's permission.

What You Can Customize Early On

If you want to add a personal touch to your flat, you must talk to the builder's engineering team right after you pay the final booking amount. Once the concrete roof of your specific floor is cast, it is too late to make any requests.

  • Flooring Upgrades: Many builders give you a choice to upgrade your living room floors from basic ceramic tiles to premium Italian marble or wooden finish, for an extra cost.
  • Extra Electrical Points: If you know you need more plug points for a big home theater setup or a heavy kitchen oven, you can ask the builder to add extra wiring inside the walls before they do the final cement plastering.
  • Kitchen Layouts: Some builders allow you to pick a different color for the granite kitchen counter or change the position of the kitchen sink slightly.

The Cost of Customization

Any changes you ask the builder to make will cost you extra money. The sales team will give you an official upgrade cost sheet. It is usually much cheaper to let the builder do the flooring upgrades during the construction time. If you take the basic flat and then hire outside workers to break the brand new tiles and put marble later, it will cost you double the money and create a huge dust mess.

If you decide to buy a fully ready resale flat instead, customization is completely in your hands. Once you get the house keys, you can hire a private interior designer to change the flooring, repaint the walls, and fix fancy modular cabinets exactly the way your family wants.
